Question 1: What is a verified ad and for what purpose will it be applied?

Verified advertisement is a system that occurs when citizens select their own real estate via e-Government and authorize their real estate agent through the window that opens. Real estate agents will be able to enter advertisements on real estate portals with the authorization they receive. These advertisements will be published as “verified advertisements”. With this innovation, the process of posting real estate advertisements will be formalized, consumer grievances will be prevented and price manipulations experienced by citizens who encounter fake advertisements will be prevented. In addition, unregistered real estate will be combated by preventing real estate agents without an authorization certificate from posting advertisements.

Question 2: When will the verified advertisement regulation be implemented and who will conduct the inspection?

The technical work required for the authorization verification application of the advertisement platforms will be completed by September 15 and the system will be put into operation as of this date. The application will start completely as of January 1, 2025 and after this date, no advertisements will be placed on real estate portals without authorization verification. The Ministry of Commerce will supervise this regulation.

EIDS is a system that verifies the identity of the person who markets real estate through advertisements on electronic platforms and whether he/she has the authority to market the real estate subject to the advertisement. The real estate authorization certificate is a document issued by the provincial directorates of commerce that officially allows people to trade in real estate. This document is proof that people have the ability to open a real estate office.

Question 5: How many real estate agents can be authorized for the same property?

It is possible to authorize more than one real estate business for the same property. If there are other advertisements for the same property on the advertisement platforms, shortcuts or links containing price information for these advertisements will also be shared.

Question 6: Will it be mandatory to verify rental property advertisements?

The EIDS authorization verification application will be mandatory for both sale and rental real estate advertisements. However, daily rental real estates, housing projects for which no floor easement has yet been established, housing projects of the Housing Development Administration and Emlak Konut Real Estate Investment Partnership, and real estates with the status of shanty houses without a title deed will not be included in the application. Advertisements regarding real estates without a title deed may be included on the platforms, however, a mark will be made at the entrance of these advertisements indicating that the real estate does not have a title deed record, and this will also be stated in the advertisement .

Question 7: Will citizens be able to publish their own advertisements on real estate portals without authorization from a real estate agent?

Citizens will be able to publish verified advertisements regarding real estates belonging to themselves and their first-degree relatives, namely their spouse, mother, father and children.

Question 8: After authorization, is it possible to cancel the granted authorization?

It will be possible to cancel the authorization given by the real estate owner on the e-Government authorization screen. However, in case of cancellation of authorization, the advertisement will not be automatically removed from publication.

Question 9: How long will the authorized real estate agent’s authority over the property be?

The authorization period to be made by the real estate owner on the authorization screen will be at least 3 months; This period can be extended by the real estate owner from the same screen.

Question 10: Will the verified advertisement be valid in the automotive sector?

This regulation will initially be applied to advertisements in the real estate sector. However, it is planned to introduce a verified advertisement regulation in automotive sales in the future.
