The Ministry is implementing the “verified advertisement” application in order to prevent consumer grievances and to prevent price manipulations caused by fake advertisements. This new regulation aims to provide a more reliable process in housing sales.

According to the application, people who want to sell a house, e-GovernmentBy selecting their own real estate through the opened window, they will be able to authorize their real estate agent. Thus, real estate agents will be able to post ads on the ad sites with the authorization they have received. In the letter sent by the Ministry to civil society organizations, it is stated that with the entry into force of this regulation, real estate enterprises without an authorization document will not be able to post ads.

Real estate businesses operating without authorization documents, Electronic Ad Verification SystemAfter the authorization verification with (EIDS) comes into effect, they will have to obtain this document in order not to have problems while posting advertisements and not to be subject to administrative sanctions.

Advertisement platforms are conducting technical studies on authorization verification applications. September 15thwill be completed by the date and the system will be operational as of this date. In the announcements where verification is made, a logo or phrase stating that “authorization verification from EİDS has been made” will be included.

APPLICATION, January 1, 2025It will be fully operational as of the date and it will not be possible to place an advertisement without authorization verification after this date.

It will be possible to authorize more than one real estate business for the same property. Links containing price information for other advertisements for the same property will be included on the advertisement platforms. The property owner will be able to cancel the authorization given on the e-Government authorization screen; However, in the event of cancellation of authorization, the advertisement will not be automatically removed from publication.

If the advertisement is renewed, the queries regarding authorization will be made again. The duration of the authorization given by the real estate owner must be at least 3 monthswill be; This period can be extended by the real estate owner from the same screen.

Mandatory for Rental Listings

The EIDS authorization verification application will be made mandatory for both sale and rental real estate advertisements. However, real estate without title deeds such as daily rental real estates, housing projects for which no floor easement has been established yet, Housing Development Administration and Emlak Konut Real Estate Investment Partnership projects, and real estates with shanty housing status will not be included in the application. Advertisements regarding real estate without title deeds may be included on the platforms, however, a mark will be made in these advertisements indicating that the real estate does not have a title deed record and this situation will be clearly stated in the advertisement.

The advertisements will include province, district, block and parcel information that cannot be changed; However, neighborhood information will be changeable. When the application is activated, the advertisements that are currently published will remain valid. However, in case of renewal of the advertisements that are currently published, it will be necessary to make an authorization query via EİDS.
